Project Surveyor

Seven Resourcing are looking for a temporary Project Surveyor in Charnwood. This position is initially for a period of 9 months and is paying £18.00per hour (PAYE) or £22.43ph (umbrella).  The working hours are Monday – Friday from 8am -4pm

The role:
An exciting job for a Project Surveyor who will work within a team delivering the Capital programme for the CBC, managing and delivering works to people’s homes, that will benefit their lives.  Works such as Kitchen, bathroom roof replacements.

Key Responsibilities:

  • Carry out surveys to diagnose repairs, identify defects and remedies on issues including general disrepair and non-decency, causes of dampness and condensation, required improvements and other work required on council properties and estates, specifying  remedies and work to be carried out, estimating costs, preparing tender documents and commissioning work.
  • Manage capital and revenue projects and contractors carrying out works to council properties, including decent homes works, disabled adaptations, door entry, environmental improvements, estate works, parking, planned and cyclical maintenance, and other necessary work, assessing and agreeing variations and final costs. 
  • Responsible for carrying out pre and post inspections, work in progress and handover inspections, accepting at handover only properties that meet the specification and quality standards. Ensure robust snagging processes are carried out.  Overseeing all work, monitoring progress, ensuring that work is completed on time, to specification, to budget and that all necessary planning, building control and other statutory permissions are identified and appropriately and timely obtained.
  • Negotiate with contractors over defects, identifying and agreeing remedies.
  • Ensure that comprehensive records are kept of all specifications, tender documents, estimates, variations, handover documents and all other documents in relations to work carried out.
  • Provide comprehensive written reports following, investigations, complaints, diagnosis, producing detailed specifications.  Reply to tenants and leaseholder letters and complaints, ensuring all issues raised are dealt with effectively.
  • Attend tenants and leaseholders meetings to present information on work being commissioned or carried out, answering any queries arising. Some of these may be outside normal hours.
  • Carry out surveys to identify compliance with decent homes and the Charnwood standard, including inspections to up-date the asset management data base. This will involve identifying whether a property meets the decent homes standard or the Charnwood Standard, and identifying what work is required in order to meet these standards.
  • Carry out feasibility studies, identifying remedies, costs and producing specifications of works.
  • 1Carry out Energy Performance Assessments, producing an Energy Performance Certificate.
  • Ensure that all works commissioned meet the requirements of the Council’s standing orders, financial regulations and procurement regulations.
  • Ensure that a quality, performance focussed service is provided to tenants and leaseholders and that complaints and queries are dealt with promptly and effectively.
  • Ensure that all work is carried out within budget.
  • Take part, if required, in an on-call rota to deal with and respond to (including visiting site) out-of-hours emergencies and issues that need immediate attention.
  • Ensure that all health and safety requirements are met, including asbestos, and monitoring compliance by contractors.
  • Responsible for protecting and managing information securely, and reporting breaches or suspected information security breaches, in line with Council policies.

 
Applicant Requirements:
Experience: 2+ years working within a similar role. 
Compliance: Proof of right to work in the UK and 2 x references. 
Travel: Clean UK driving license with the ability to commute to and from work independently.
Hours: 37 hours p/w.
