Senior Client FM Manager

Seven Resourcing are looking for an interim Senior Client FM Manager to work in Norwich, Norfolk. This position is initially for a period of 4 months and is paying £25.40 per hour.

The role:

To work alongside the Head of Construction and FM and take responsibility as lead client contracts manager for the TFM contract. This will include providing leaderships and day to day guidance to ensure the provision of total FM services, as provide by Norse, meet the objectives and outcomes as desired by NCC. Areas covered are full hard and soft FM. While the roles of those employed by Norse are to an extend more external facing, this role will require a holistic view both internally and externally.

The post holder will be the required oversee the Norse TFM contract is such a way as to ensure that they fulfil the requirements under the contract for the management of the services as agreed in the master agreement to an agreed service level and to ensure changes are made for continued success of the contract.

Key Responsibilities:

      Take on responsibility alongside Head on Construction and FM to assist in the role of lead contract manager for the TFM contract and act as single point of contact for the two Norse operations managers, covering all of NCC property portfolio.

Lead on the annual review of all contracts and SLAs to ensure they are up to date and fit for purpose, adapted to the changing needs of the organisation.

Following an audit and review on compliance by an external 3rd party, take the lead on the development and implementation of all internal H&S compliance policies and procedures relating to property.

Implement and audit a bi-annual formal inspection of all statutory compliance activities as carried out by Norse and support NCC internal audit to ensure NCC client obligations are met.

Provide leadership and guidance to two direct reports to enable them to work in harmony with the Norse TFM managers. This will include a review of all the activities they currently undertake and re-engineering that to suit a better and optimised approach.

Implement goal and objective setting for directly employed staff to achieving quality KPI’s at all locations and ensure training needs of all personnel under the direction of the post holder are planned and delivered in response to service and legislative demands

Take ownership for the management of the BMF budget, worth £1.8m, and liaison with Norse and NCC finance. Ensure cases are made to secure ongoing and suitable annual funding.

Lead on the development and implementation of life cycle replacement plans for all properties in support of the decarbonisation programme. This must be fully costed and include a life cycle starting from an end of warrantee dates to 5-, 10-, 15- and 20-year asset replacements.

Submit formal FM reports which incorporates information and updates from the Norse contract as well as internal NCC Fm aspects 4 times a year to the Head of Construction and FM.

Maintain effective client relationships at each location co-ordinating and attending regular meetings with clients and users. To ensure optimum satisfaction levels are maintained.

Applicant Requirements:

  • Qualifications: Relevant formal FM qualification.
  • Experience: Proven experience as a facilities manager or relevant position with at least 5 years’ experience on a portfolios with multiple properties.
  • Compliance: 2 x references and proof of right to work in the UK.
  • Travel: Clean UK driving license with the ability to commute to and from work independently.
  • Hours: 37.5 hours p/w.
